Our Design and Build Package

You can select any of our services which are appropriate to your project. This might be some simple design options to get your imagination going, gaining planning permission or continuing the two onto having construction and building regulation drawings undertaken. At the point where you have a complete set of detailed drawings, you then have the option of using your own preferred builder, obtaining quotes from a selection of building companies or continuing with us using our complete 'Design and Build' service which we offer in collaberation with Ollie Mart Building Services. This option is particularly beneficial if your project is of stone construction as they specalise in stone masonry, inparticular Derbyshire stone. If you choose to go down this route we will coordinate with our builder to deliver a well managed project using our directory of approved subcontractors. We will attend the building site on a weekly basis, assisting our builder with any queries and making sure that our clients are satisfied with the service.

See below for a selection of projects which Manning Holden Architects Ltd. have completed as a complete Design and Build package, alongside Ollie Mart Building Services.....

The Fields, Darley Dale (Derbyshire Dales)

placeholder

Work to this historic property in Darley Dale, Derbyshire has been completed! Using matching stone, the proposals were to create a double height extension to the front of the property with a large staircase feature window capturing views across the Dales. A single storey wrap around porch and utility has also been constructed as well as a full garage annex conversion with dormer windows and velux balcony windows. Our clients now have a large kitchen diner, utility, new bedroom and en-suite plus enough space to accomodate a dependent relative who can still retain a level of independence. Our work alongside Ollie Mart Building Services ensured that this large scale project was costed accurately, with much collaberation between ourselves to ensure the materials costed for were inline with ours and our client's aspirations. When the cost of the project was initially coming out higher than our client's budgets, we were able to work together to figure out what we could do to bring the price down whilst not jepodising our design.

Moorhall, Bakewell (Peak Park)

placeholder

Improvements and renovation of modern semi-detached home in Bakewell: Two storey side extension, single storey rear extension, detached garage, garden walls and retaining walls, new fences, sunken fire pit and a full house renovation.

This was the project which just kept growing and growing! It helped no end that Ollie and ourselves were able to manage our client's requests with minimal fuss, adding to the drawings, printing and reissuing. Ollie understood that some of the changes that were being asked would require for the planning department to be revisited - which MHA took control of. In the meantime, we kept in close communication to ensure the other elements of the scheme could continue whilst we waited for the Peak Park Planning department to come back to us.

Grove Cottage, Ashover (North East Derbyshire)

placeholder

Manning Holden Architects worked along side Ollie Mart Building Services to deliver this sizable scheme in Ashover. The project included a three storey extension to the side and a single storey rear extension as well as internal reworking, new windows, a porch and loft conversion. For a project with so much complexity, requiring a multitude of different tradespeople, it has been reassuring for our clients to have had this all organised for them with one point of contact.

Chesterfield Road, Matlock (Derbyshire Dales)

placeholder

We worked alongside Ollie Mart Building Services to deliver this two storey extension to the side of the existing property. We obtained planning permission, undertook the construction and building regulation drawings to provide enough information for Ollie to do an accurate quotation and undertake the works in accordance with building regulations. Once the project had started on site, our client realised that they needed a larger garage. Having a coordinated Design and Build team meant that this was dealt with quickly and efficiently with ourselves reverting to the planners for an amendment whilst coordinating with Ollie on how to proceed on site to avoid any critical delays and unnecessary cost implications.

Whitelea, Tansley, Derbyshire Dales

placeholder

Our clients wanted to extend their existing barn conversion with a modern open plan space. We worked to obtain planning permission (which was far from straight forward but we did it!) before producing our pack of building control information for Ollie to cost from. Once Ollie started on site, our client's had a rethink on how they would like the roof to be constructed and it ended up being a decision which meant that Ollie needed to request a change to our drawings which in turn meant a re-visit to the planners. This can be an exhaustive process if your team aren't connected and can cause a lot of stress for clients but fortunately it was dealt with quickly and a preferred supplier for the standing seam was then agreed between ourselves and Ollie.
